The first step to buying your next home is to find out what you can afford. The amount you need to borrow will depend on the size of your deposit.

Finding your ideal home

Think of the location you would ideally like to buy in, the size of the property, whether you would ideally like work or not, parking, garden size, and anything that is important to you.

This way we can send across a property that suits your needs. We accompany all of our viewings so we can get a better understanding of what you are after.

Make an offer

Once you’ve found your ideal property, you’ll need to make an offer. You can call or email our team to do this. We will need the following from you:

  1. ID for whoever is purchasing the home.
  2. Proof of funds. Either in the form of an AIP (Agreement in principle) or DIP (Decision in principle) for a mortgage. We require a copy of your bank statement or even a solicitor’s letter for proof of deposit. Depending on where the funds are kept.
  3. Chain details (if one) so we can check the strength of your offer.
  4. All of your contact details, the more the better. It makes it so much easier when negotiating.

Solicitors

Once you’ve agreed an offer on the property you’re looking to purchase, you’ll need to get a solicitor to handle the legal work involved in transferring ownership of the property to you.

Survey

We recommend you instruct a Homebuyer or Full survey depending on the property you are purchasing. It is a good thing to do and will give you peace of mind especially as this will most likely be the biggest purchase of your life.

Exchange

Until you exchange contracts, neither side has any legal obligation to buy or sell the property. Both buyer and seller sign identical contracts, but only when the contracts are formally exchanged by the solicitors does the deal become legally binding.

It’s extremely rare for anyone to pull out after exchanging contracts, and in practical terms, this is when you can celebrate!

Completion

On the day of completion, the money is transferred and any deeds for the property are exchanged between each side’s solicitor or conveyancer. Most excitingly, you collect the keys to your new home! This is normally between 12 – 1pm. We will call you as soon as we have key release from the solicitors.
