Vetting Potential tenants:
- Tenant vetting which Hazelton Mountford does on our behalf includes
- Obtaining proof of ID
- Full credit check including outstanding debts
- Employment and existing or previous Landlord references
- Right to Rent checks to comply with the Immigration Act
- Tenancy Agreement and associated document preparation
- Inventory and schedule of condition to include colour photographs
- Smoke alarm testing on the day the tenant moves in
- Registration of deposit
- Utility company notifications
- We can arrange gas, EPC and electrical certificates in preparation for the start of the tenancy
Property management:
- Liaising with Landlords to resolve any issues raised by the tenant
- Instructing contractors and monitoring maintenance issues
- We have an in house maintenance team to keep the costs to the landlord down.
- We can maintain gardens including mowing lawns.
- Payment of contractor’s invoices
- Updating Landlords about any changes in legislation
- Manage any third party queries e.g. from utility providers
- We inspect the property after the first three months of the tenancy and then every six months after.

Landlord Forms & Requirements At Point Of Instruction
- ID – Driving licence/Passport (copy)
- Consent – Buy to Let mortgage offer/Mortgage consent letter from
lender - Gas Safety Certificate – Valid and up to date
- EPC – Valid and up to date must be Rating: E minimum
- Electric Safety Certificate – Mandatory from 1st July 2020
- Landlord Building Insurance – Landlord policy not resident’s policy. (We can arrange a quote)
- Keys – Three sets of keys/two for tenants/one for lettings office
- Non-Residents Landlord – Where applicable a non resident Landlord form if you live
overseas
